100% Rural housing loan/first time homebuyer:

WHY NOT BUY?

Statistically, right now the affordability factor for homebuyers is at the most optimal level ever.  This means that the combination of both low rates and low home prices make this the most affordable time in history to purchase a new home.

I have recently closed several deals with total payments from $500 to $900 per month, including all taxes and insurance payments.  My customers were delighted that their total home mortgage payment was actually lower than rent on a similar home. 

What’s more, if you haven’t owned a home in 3 years, you can be considered a first time homebuyer, which entitles you to a guaranteed $8,000 cash IN HAND rebate for buying a home.

In addition to all of this great news, I am also pleased to announce that in Flagler County, and many other areas, I can continue to offer 100% financing with absolutely no money down on primary residence purchases!

There is NO maximum loan amount, but keep in mind there are DTI limits, and max incomes, so you could potentially have a loan amount too high for those other restrictions.

Income limits: 1 – 4 person household: $73,600.  5 – 8 person household: $97,150.

Investment Property Loans:

Refi’s are available through the HARP program to 105% LTV for investment properties. 

For purchases, I am still in the process of finding out which lenders, if any, will accept borrowers with more than 4 mortgages.

105% Fannie Mae Refi Plus Program:

Up to 105% LTV financing available for rate/term refinances for primary, secondary, and investment properties.  Can’t have any 60 day mortgage lates. Existing loan must be owned by Fannie Mae.

Foreign National Loans:

Up to 75% LTV for purchase.  I have a possible lender who will do 80%

Condos/Condotels:

Condos are easiest if we do them as FHA (would require 3.5% down, but the condo must be able to pass a spot condo approval).  Other than that, for any condo/condotel, we would need 20% down at least for best pricing, otherwise, the hits to the rate would be huge….but we do have a few lenders left who will do them.

Land:

LTV of 40-65% LTV.

FHA Purchase:

3.5% required down payment – can be a gift, bonus, etc.  Max is $271,050 in Volusia. Flagler is $287,500.  We can go below a 580 with a few banks for FHA on a case by case basis…most people don’t offer that.  No income limits on these.
